Another piece of the Auto-Mile is back on the market now that the Meineke at 1648 Savannah Hwy. has closed. This spot sits in an area along U.S. 17 where several restaurants have congregated in recent years, and though a former auto shop may not immediately spring to mind as an ideal place to convert to a restaurant, it can be done well - just look up the street at Triangle Char & Bar. Of course another auto shop could move into the building and probably be ready to open in no time at all. What else could take over the former Meineke? What do you think, what should go here?

Large retail spaces are some of the hardest to fill when a tenant closes up shop, so this former Food Lion off St. Andrews Boulevard might stay on the market for a while. But the longer it stays vacant the tougher it will be on the other businesses in the shopping center. Patch detailed many of the challenges property owners face in refilling gorcery storefronts a year ago, and it can be daunting, just look at Church Creek Plaza. The spaces are too big for most other retail operations, but too small for something like Walmart or Target, once one grocery store fails at a particular location others are reluctant to give it a second chance, and that's usually because traffic patterns around the shopping centers have changed and fewer people …

The Books-A-Million at the corner of Orleans Road and Sam Rittenberg Boulevard will be closing on Feb. 16. That will leave a sizable hole to fill at that intersection. The book seller has been at that location since the 1990s, but the migration of just about everything to an online or as in the case of many books wholly digital platforms has already claimed large chains like Borders Books. Books-A-Million isn't packing it up entirely, the Northwoods location will remain open, but in West Ashley, at least until the middle of February everything in the store is on sale. Livingston Antiques was a Charleston institution, in business since 1969. The company's store at 2137 Savannah Hwy. closed late last year. Now the 30,000-square-foot retail space is sitting vacant on Savannah Highway just a little ways south of I-526. Livingston was one of several antiques stores located along the Highway 17 corridor stretching from Avondale out past Hollywood.

The Avondale Point Business District continues to attract entrepreneurs with a creative bent. A trio of arts enthusiasts are turning the old Junk n' Jive store into a gallery/studio/arts and science education center. Owner Rebekah Kiser is working with Ian Morris, of Homemade Genius - a nonprofit organization that promotes youth involvement in the arts, and Juan Odenwood, CEO of ISIS Research, LLC, to create a space that reconnects science and the arts and promotes creativity in young students. For years and years, The Book Exchange was a great place to find and sell used books in West Ashley, but the business called it quits in 2012. This spot took on new life as the campaign season got into full swing when the Charleston County Democratic Party moved in, but that only lasted until election day. Now this spot between Doscher's and Arena City Soccer is vacant once again.All things considered, this should be an attractive location. It's on a busy highway with immediate access to two traffic lights, however it is located along a stretch of Savannah Highway that could stand a few aesthetic upgrades, which may detract some from the location. So if you could pick the next tenant to move in, who would it be and why?

It's hard to not notice the work happening at the old Burger King restaurant on Savannah Highway in front of K-mart. Crews have been busy the past few weeks getting the building ready for a new tenant, and it's another restaurant. Black Bean Co. will be moving into the restaurant space that has been dormant for several years now, according to building permits filed with the City of Charleston. Black Bean Co. is kind of like a vegan/organic take on fast food. The company already has three locations in the Charleston Metropolitan area: Downtown, Mount Pleasant and James Island. Now that the new CVS has opened at the corner of Orange Grove Road and Sam Rittenberg Boulevard, and Mrs. Rose's has opened, the cleared vacant lot that used to be a Cisco's Mexican restaurant stands out even more as an eyesore. The lot has been empty and on the market for years. The residents of the Old Town area banded together to get a lot of major improvements made along Old Towne Road and Sam Rittenberg Boulevard, including a planned upgrade to the river access at the Cosgrove Bridge. It would be great if someone could find a productive use for this piece of property again. What would you like to see go here?

The Citadel Mall has seen many changes over the years including the addition of two anchor tenants, and a food court, but walk the mall lately and your bound to notice there are a lot of empty storefronts inside — 14 retail spots and three spaces in the food court to be exact. One of the formerly vacant commercial properties featured in a What Should Go Here post has found a new tenant
AmeriCash Loans recently moved into a formerly vacant storefront at the corner of Sam Rittenberg Boulevard and Ashley Hall Road. This spot had been the source of a bit of controversy early in 2012 when residents of several nearby neighborhoods organized opposition to a zoning change requested by the property owner, who was attempting to open a liquor store here.
